Where we buy in the Pratt community
Birmingham's city planners treat Pratt as a community made up of six neighborhoods: Central Pratt, North Pratt, South Pratt, Sandusky, Smithfield Estates, and Thomas. Most of it carries a 35214 address, with the south end crossing into 35218 and parts of Thomas into 35204. Here is how we think about each piece.
- Central Pratt. The old business strip runs along Carline Avenue and Avenue U, and the Pratt City Carline Historic District was added to the National Register of Historic Places in 1989. The residential streets fan out from there along Avenue W, Dugan Avenue, and the numbered streets, with One Pratt Park nearby.
- North Pratt. Along Pratt Highway, Hibernian Street, Jasper Road, and Bankhead Highway. This is where the city's 52 house Shadow Brook rebuild is going in, off Pratt Highway.
- South Pratt (partly 35218). The lettered avenues around Avenue T and Avenue U, running down toward Ensley. The Ensley to Pratt greenway follows Village Creek from Avenue F in Ensley to Avenue W in Pratt.
- Sandusky. Streets like Heflin Avenue West, Piedmont Avenue, and Russell Street, around Jimmie Hudson (Sandusky) Park.
- Smithfield Estates. Out along Daniel Payne Drive and Coalburg Road.
- Thomas (partly 35204). Around Finley Boulevard and Republic Boulevard.
Any of these, any condition. That includes houses that have been empty for a while.
Mining town houses, storm repairs, and new construction
Pratt City started as a coal town. The Pratt Coal and Coke Company was formed in 1878 and shipped its first coal from the Pratt mines in 1879, about four miles northwest of Birmingham. Working-class suburbs like Pratt City and Thomas grew up around the mines and mills, and Birmingham annexed many of those suburbs in 1910.
Then came the tornado of April 27, 2011, which tore through homes, businesses, the fire station, and the library. The fire station and library were rebuilt, and federal housing funds paid for new housing, including 14 new houses with a storm safe room in each. Building has continued since, and site work on Shadow Brook started in June 2025.
So the housing stock is a real mix, and the age numbers show it. In the 35214 ZIP code, the Census Bureau's 2020 to 2024 estimates show a bit over 4 in 10 homes were built before 1970, another 4 in 10 went up in the 1970s and 1980s, and fewer than 1 in 20 were built in 2010 or later. Keep in mind that ZIP also covers Forestdale and part of Adamsville, so it is a wide lens. On a single Pratt block you may find a house from the early 1900s, a 1970s house that got a new roof after the storm, and a house finished in the last few years. We buy all three.
What we check when we walk a Pratt City house
Every house gets the same walkthrough, but the age of the house tells us where to look hardest. None of this has to be fixed before you sell.
- Storm repairs from 2011 and 2012. A roof replaced right after the storm is about 15 years old now. We also look for patched framing, ceilings that were painted over instead of replaced, and repairs that were started with insurance money and never finished.
- The oldest houses. Houses from the first half of the 1900s often have settled foundations, uneven floors, original wiring with too few circuits, and old galvanized or cast iron pipes.
- 1970s and 1980s houses. Usually solid, but often still on the original windows, panels, water heaters, and HVAC, with kitchens and baths that were never redone.
- Water and termites. Leaks around chimneys, valleys, and windows, and termite damage in sills and joists, show up across every age group.
- Time sitting empty. Burst pipes, missing copper or wiring, broken windows, and yards that have grown over.
Whatever we find, we write it into the price, not onto your to-do list.
Reasons Pratt City owners sell for cash
A financed buyer may not make it to closing. Lots of buyers in this price range use FHA loans. When a house was built before 1978, FHA rules say chipped or peeling paint has to be fixed before the loan can close, and the appraiser can flag the roof, the wiring, or other safety problems too. That repair list tends to show up weeks after you thought the house was sold. We do not use a lender, so there is no appraisal standing between you and the closing.
Nobody wants to take on the repairs. If a parent left you the house, or you own it with brothers, sisters, or cousins, agreeing on who pays for a roof is harder than agreeing to sell. We buy from all of the owners together and everyone is paid at the same closing.
The house is empty and costing you money. Once a Birmingham inspector decides a house is unsafe, the owner is typically given 30 days to repair it or tear it down, and if neither happens, the city can move to condemn and demolish it while the lot stays in your name. Many homeowner policies also stop paying for vandalism after a house has been vacant for more than 60 days straight, so check what yours says. A sale before either of those kicks in usually works out better for you.
A rental needs one more big round of work. Between tenants, an older rental can need a roof, a panel, and a sewer line in the same year. Some owners would rather take cash now than put that money back into the house.
How the offer works, and selling with tenants, heirs, or a deadline
We start with what renovated houses close to yours have sold for, then subtract the cost of the repairs we priced on the walkthrough and our costs to hold and resell. Values inside Pratt can vary quite a bit from one set of streets to the next. The Census Bureau puts the 35214 median value at about $164,500, but that figure includes the suburbs in the ZIP, so we lean on sales near your block and show you which ones we used.
What you can count on: a written cash offer, usually within about 24 hours of seeing the house, closing in as little as 7 to 14 days with a local title company or closing attorney, or a later date of your choosing. We cover the normal closing costs. No commissions, no repairs, no cleanout, and no obligation.
Tenants. We can buy with the tenants in place. Send the lease, the rent, and the deposit, and we price the house as a rental.
Heirs. If the owner died without a will, the heirs usually own the house together and generally all need to sign, and some estates have to go through probate first. We work with the closing attorney so everyone signs on one closing. For the estate itself, see an Alabama probate attorney.
Back taxes. Past due property taxes are normally paid out of the sale at closing. If a tax lien on the house has already sold at auction, you can still redeem it, and Alabama does not set a fixed cutoff for that. The lien buyer cannot foreclose until four years after the auction, though interest and fees keep growing.
Foreclosure. Alabama lenders have to run a notice of the sale in the newspaper once a week for three weeks. If the house is your homestead, you may be able to buy it back for up to 180 days after a mortgage foreclosure sale. Selling before the sale date keeps the most options open. Check your dates with an Alabama real estate attorney and call us early.

Pratt City questions we hear most
My Pratt City house was damaged in the 2011 tornado and the repairs were never finished. Will you buy it?
Yes. Half finished roofs, open walls, patched framing, or a house that has sat since the storm, we price the remaining work and buy it as it stands.
I own one of the newer houses built after the storm. Should I sell to you or list it?
If the house is in good shape, listing it with an agent may well bring you more, and we will tell you so. A cash sale makes more sense when you need a fast or certain closing, or when something like a roof or foundation problem would scare off a financed buyer.
I inherited a house in Sandusky but I live out of state. Do I need to come back?
Usually not. A relative, a neighbor, or a lockbox can let us in for the walkthrough, and the title company or closing attorney can often arrange remote signing. Leave whatever is inside. We handle the cleanout.
My South Pratt rental has tenants. Do they have to leave first?
No. Send us the lease and rent details. We buy rentals with tenants in place and price the house as a rental.
The city sent me a notice about my vacant house in North Pratt. Is it too late?
Often it is not, as long as the house has not already been torn down. Send us the notice. We buy houses with open code issues, and after closing, the repairs or the demolition decision are ours to handle.
