Woodlawn's four neighborhoods, and the houses in them

On the City of Birmingham's map, the Woodlawn community is made up of four neighborhoods: Woodlawn, South Woodlawn, Oak Ridge Park, and East Avondale. Most of it carries a 35212 ZIP code. East Avondale is mostly 35222, and the east edge of Oak Ridge Park is 35210. We buy in all four.

  • Woodlawn (35212). The largest of the four, taking in the blocks along 1st Avenue North, 2nd Avenue North, Division Avenue, and Georgia Road. The old business district sits where 1st Avenue North meets 55th Place, with the 1908 Woodlawn City Hall and the 1915 Masonic Building still standing. The residential streets between 1st Avenue North and the interstate hold houses that date back as far as the late 1800s.
  • South Woodlawn (35212). A small neighborhood around 61st Street South, the east end of 1st Avenue South, and Georgia Road. It is also where some of the area's newest houses are going up, which we cover below.
  • Oak Ridge Park (35212 and 35210). East of 61st Street along Crestwood Boulevard. We buy houses here in any shape, whether they need a new roof or a full gut.
  • East Avondale (35222 and 35212). The western piece of the community, along 1st Avenue South and 5th Avenue South. We buy here too, including houses that have been rented for years or sat empty.

A house in a town older than its annexation

Woodlawn was a city in its own right before it was part of Birmingham. Alabama chartered the City of Woodlawn in 1891, streetcar lines tied it to downtown, and Birmingham annexed it in 1910. Much of the original town now falls inside the Woodlawn Historic District, listed on the National Register of Historic Places and roughly bounded by 1st Avenue North, 47th Street North, 61st Street North, and Interstate 20/59. The National Park Service lists Queen Anne and early twentieth century revival styles among its houses.

The Census Bureau's 2020 to 2024 estimates for the 35212 ZIP code put the median year built at 1960. About 1 in 5 homes there went up before 1940, and close to 2 in 3 before 1970. Here is what that age tends to mean inside the walls:

  • Porches, columns, and trim. Big wood porches take the weather first. Rotted decking, soft column bases, and failing porch roofs are common, and a buyer's appraiser will notice them.
  • Chimneys and old heat. Houses from this era often have old coal or gas fireplaces. Loose brick, missing liners, and floor furnaces or wall heaters that were never removed all add cost.
  • Wiring and plumbing. Older circuits stretched over decades of additions, plus galvanized water lines and cast iron drains under the floor.
  • Paint. Any house built before 1978 may have lead paint under the newer layers, and peeling paint on the porch or siding can stop a buyer's loan.
  • Additions and closed-in porches. Rooms added later, sometimes without permits, often sit on a weaker foundation than the original house.

None of this has to be fixed before you sell to us. We price it and buy the house the way it stands.

New houses down the street, and what yours is worth as it sits

Woodlawn has seen new building lately. In 2023, the City of Birmingham and nonprofit partners unveiled the first of 16 houses planned for Woodlawn, 10 built new and 6 rehabbed. Four more new houses broke ground in July 2025, and work on the Cottages on Georgia Road at 200 61st Street South started in August 2025. The Census figures show about 1 in 13 homes in 35212 were built in 2010 or later.

New and renovated houses matter to you as a seller because they set what a finished house near yours can sell for. Our offer follows that number:

  • The finished value. We look up recent sales of renovated or newer houses as close to your street as possible, and we show you which ones we used.
  • The repair bill. We go through the house and price each item: porch, roof, chimney, foundation, wiring, plumbing, heat and air, kitchen, baths, windows, and paint.
  • Our holding and resale costs. Taxes, insurance, utilities, and the cost of selling once the work is done.

Take the second and third away from the first, and that is the offer. One caution on the ZIP code numbers: the Census puts the median value of owner-occupied homes in 35212 at about $232,100, but that ZIP also covers Crestwood North, Gate City, and part of East Lake. A ZIP-wide figure tells you little about one house on one Woodlawn block. Sales on your own street tell you much more.

What you can count on from us: a cash offer, usually within about 24 hours of seeing the house; closing in as little as 7 to 14 days with a local title company or closing attorney, or later on a date you choose; normal closing costs paid by us; and no commissions, repairs, cleanout, or obligation to accept.

Reasons Woodlawn owners pick a cash sale

An appraisal stands between you and the buyer's money. Many buyers use FHA loans. For houses built before 1978, FHA wants chipped or peeling paint dealt with before closing, and appraisers also call out bad roofs, exposed wiring, and other safety items. On an old house with a big wood porch, that list can show up weeks after you have already said yes. A cash sale skips the lender and the appraisal.

The house passed to you, maybe along with brothers, sisters, or cousins. Older Woodlawn houses have often stayed with one owner for decades, and when that owner dies the title can land with several heirs who live in different places. We work with each heir on title so one closing takes care of everyone.

A vacant house is costing you. If a Birmingham inspector finds an empty house unsafe, the owner receives a notice and has 30 days to repair or demolish it. If nothing happens, the city can move to condemn and tear it down, and the owner keeps the bare lot. Many homeowner policies also stop covering vandalism once a house has been vacant more than 60 days in a row, so read yours. Selling before either one catches up with you usually leaves more in your pocket.

The rental needs more than it earns. When the roof, the sewer line, and the panel all come due at once, some landlords would rather sell for cash than spend another year of rent on repairs.

Tenants, heirs, back taxes, or a sale date on the calendar

Tenants. You can sell a Woodlawn rental to us with the tenants still in it. Send the lease, the monthly rent, and the deposit amount, and we will make an offer on it as a rental.

Heirs. If the owner died without a will, the heirs usually own the house together, and in most cases each of them signs the deed. Some estates must pass through probate before anyone can sell. We line up the signatures with the closing attorney so everyone is paid at the same table. For the estate itself, talk to an Alabama probate attorney.

Back taxes. Past-due property taxes normally come out of the sale at closing, and the rest goes to you. If the tax lien has already been sold, you can still redeem it, since Alabama does not set a fixed cutoff for that and the buyer of the lien cannot foreclose until four years after the auction. Interest and fees keep running the whole time, though.

A foreclosure sale date. Alabama lenders run a notice of the sale in the newspaper once a week for three weeks first. After a mortgage foreclosure sale, an owner who lived in the house as a homestead may have up to 180 days to buy it back. Selling before the sale usually keeps more choices open. Ask an Alabama real estate attorney about your exact dates, and call us early so we have time to close.

Woodlawn questions we hear most

My house is in the Woodlawn Historic District. Does that make it harder to sell?

Not for us. Per the National Park Service, a National Register listing by itself places no restrictions on what a private owner does with the house using private money, though state or local rules can still apply. We buy houses inside the district as-is, the same as anywhere else.

New houses are going up near me. Why isn't your offer what those houses sell for?

Those prices are for finished houses. Our offer starts from that finished value, then subtracts what it will cost to bring your house up to it, plus our costs to hold and resell. We show you every number so you can check the math.

I inherited a house off Georgia Road and live in another state. Do I need to come back?

Usually not. Someone local or a lockbox can let us in for the walkthrough, and the title company or closing attorney can often set up remote signing. You do not have to clear out the furniture first.

The city posted a notice on my empty house in Woodlawn. Can I still sell?

In most cases, yes, as long as the house has not already been torn down. Send us the notice. We buy houses with code violations as-is, and after closing the repairs or demolition decision become ours.

Do you buy in South Woodlawn, Oak Ridge Park, and East Avondale too?

Yes. We buy across the whole Woodlawn community, along with nearby East Lake and Roebuck, in any condition and with or without tenants.
